Recently, our civil team at The Koetter Group wrapped up the site work for the Dick’s Sporting Goods project at Jeffersonville Town Center — and it was a story of teamwork, adaptability, and determination. With a 50,000-square-foot building on a 9.5-acre site, the project came with tight deadlines and unpredictable weather, but our team made it happen.
With lease agreements finalized just before November, the team had nearly three months less than planned for construction. Despite the tight timeline and winter weather, our Koetter Real Estate and site crews stayed focused and kept the project progressing.
The 2025 season brought more than 36 inches of rainfall, far above average, making excavation and site work tougher than usual. Still, our crew delivered a clean building pad and stayed on schedule, showing true grit and flexibility.
Building this site also meant tackling a large stormwater system — moving thousands of cubic yards of soil, installing thousands of feet of pipe, and carefully placing engineered drainage structures. The parking lot was another major milestone: more than 5,000 tons of stone subgrade, nearly 6,000 tons of asphalt, and over 2,600 feet of concrete curb were installed with care and precision. Every detail was done to ensure the site is functional and ready for customers.
Construction officially kicked off on July 7, 2025, with a firm deadline of August 15 — just 30 working days to complete the entire site. Thanks to early mornings, long days, and a collaborative team effort, we met the schedule while maintaining high standards.
This accomplishment belongs to the whole Koetter Group team, with special thanks to Wayne Koetter, Dylan Spencer, Paul Davis, Butch Jerrell, Nelson Koetter, and Caleb Holton for their leadership, and to every team member on site whose hard work made this project possible.
